📰 Cleveland Market Minute

Amazon may anchor airport biz park

A proposed light-industrial/warehouse development in Cleveland, off Rocky River Drive near Hopkins International Airport, has advanced quickly toward final approval by the city. Part of the reason why is that a major tenant will anchor the 650,000-square-foot, three-building project and wants to move forward.

The prospective tenant, according to two sources who spoke to NEOtrans on the condition of anonymity, is the e-commerce giant Amazon which plans to lease a 234,000-square-foot structure. That should not come as a surprise to anyone who has been following real estate trends in recent years, both locally and nationally.

Downtown data center to demo stores

Amid the growing controversies surrounding the expansion of data centers in Ohio, Downtown Cleveland’s largest data center is about to get bigger. And, as part of that expansion, it’s evicting small businesses and proposing to demolish a row of storefronts along a major downtown street.

H5 Data Centers’ Cleveland Data Center, 1625 Rockwell Ave., already owns 2.4 acres of land at the east edge of downtown for its 351,000-square-foot facility. It has been adding generators along the south side of St. Clair Avenue but utilizing existing parking lots, until now.

Midtown Lofts in Asiatown near approval

With funding in hand, a development plan to reactivate the site of the first Dave’s Supermarket is entering the City of Cleveland’s design review process. And so far, the early reviews of a proposed mixed-use development at 3301 and 3338 Payne Ave. in the city’s Asiatown district are positive.

The redevelopment, proposed as the Midtown Lofts, got an early thumbs-up from the Northeast Design Review Committee last month. The committee unanimously recommended that the full Planning Commission approve conceptual plans for the project in the coming weeks.

📝 Investor Takeaway

This Edgewater lakefront estate represents a true trophy asset within the Cleveland market where scale, location, and irreplaceable views converge. At approximately $293 per square foot, the pricing aligns with luxury benchmarks while offering significantly more space and land than typical high-end inventory.

What sets this property apart is its multi-functional design: a primary residence, executive retreat, and potential multi-generational compound all in one. The fully self-contained guest quarters with private entrance adds income or long-term flexibility, while features like elevator access and extensive amenities broaden the buyer pool. While yield is secondary at this price point, the asset offers strong long-term appreciation potential driven by lakefront scarcity and limited comparable supply.

📣 Weekly Wrap-Up

🏗️ Development & Economic Signals

Momentum remains strong across multiple sectors. A proposed 650,000 sq. ft. industrial park near Hopkins Airport—potentially anchored by Amazon—highlights continued logistics and e-commerce demand. Downtown, data center expansion signals growing infrastructure investment, though not without displacement trade-offs. Meanwhile, Midtown Lofts in Asiatown moves closer to approval, reinforcing mixed-use growth in emerging neighborhoods.

📉 Rates & Market Pressure

Mortgage rates have climbed to 6.46% (30-year) and 5.77% (15-year), marking a five-week upward trend. Early impacts are visible, with mortgage applications down over 10% week-over-week—introducing affordability pressure and a more cautious buyer pool.

💡 Insider’s Insight

Cleveland is entering a dual-phase market. On one side, a massive $3.5B riverfront transformation—anchored by sports infrastructure, entertainment venues, and public space—signals long-term urban growth and rising experiential demand. On the other, rising mortgage rates are tightening affordability, slowing applications, and shifting buyer behavior toward selectivity.

The result: a market where fundamentals are strong, but execution timing matters more than ever. Buyers gain leverage in the short term, while long-term investors continue to benefit from Cleveland’s value positioning and development pipeline.
