📰 Cleveland Market Minute

DVA has designs on Halle Building

A growing, rebranded architectural firm can seem a little more fresh when it sheds its old digs and moves into new offices, especially when it gets the chance to design them. So when the opportunity arose to gain a new address, DVA Architecture LLC decided to draw.

In early 2027, the former Van Auken Akins Architects LLC will open its new 9,648-square-foot office on the fifth floor of the 12-story Halle Building, 1228 Euclid Ave., in Downtown Cleveland’s Playhouse Square district.

City tables UH’s E. 115th demo request

The historic East 115th Street residential neighborhood in Cleveland’s University Circle may have gotten a stay of execution today thanks to a city design-review panel. But that doesn’t mean people are going to start moving back into any of the homes or apartments soon if ever.

The Central East Design Review Committee of the City Planning Commission voted unanimously to table a request by University Hospitals to demolish 12 homes it owns along East 115th Street between Mayfield and Cornell roads in a first phase.

UH wins its biggest ever federal grant

University Hospitals Cleveland Medical Center announced today that it was awarded a five-year, $56.25 million cooperative agreement from the Health Resources and Services Administration (HRSA) – $11.25 million annually to lead the newly established Pediatric Prevention Network (PPN).

Led by experts at UH Rainbow Babies & Children’s Hospital, the Pediatric Prevention Network – formerly the Pediatric Pandemic Network – will serve as a national resource dedicated to pediatric preparedness, prevention, response, recovery, and resilience.

💡 Insider’s Insight

🏨 Erieview Tower's $218M Rebirth as W Cleveland, Ohio's Largest C-PACE Deal Ever

ErieView Development, led by the Kassouf family, has closed $218 million in financing to convert the 40-story Erieview Tower into W Cleveland, a mixed-use tower combining a 210-room hotel, 215 rental apartments, and Class A office space.

This marks the first W hotel in Ohio and the first Marriott luxury brand to open in Cleveland since The Ritz-Carlton in 1990. The residential component is also the first W-branded apartments built exclusively for rent rather than for sale anywhere in the world.

📌 What's included beyond hotel and apartments

  • Signature restaurant and bar on floor 38

  • 15,000 square foot ballroom and lobby lounge

  • Subterranean garage with 450+ parking spaces

  • The Galleria at Erieview food court continues operating at ground level

The project is projected to generate more than 600 jobs and over $125 million in revenue for the City of Cleveland. Design-build partners include TurnDev, Rockwell Group, Beyer Blinder Belle, and Berardi + Partners, with Kohrman Jackson & Krantz as lead legal counsel and BGL as financial advisor.

🔑 Investor Takeaway

A $93.4 million C-PACE transaction, the largest ever recorded in Ohio, is the number every commercial real estate investor in this state should note. C-PACE financing works specifically for energy efficient, historic adaptive reuse projects, and this deal proves the tool can now fund transactions at true institutional scale in Cleveland.

🏘 Ohio Awards $2M to Cleveland's Near-East Side Housing Innovation District

Ohio Gov. Mike DeWine announced $14 million in workforce housing grants across 10 counties yesterday, with Cleveland receiving one of the largest individual awards. The $2 million grant supports construction of 200 new housing units in Cleveland's new Housing Innovation District.

The funding comes from the second round of Ohio's Residential Economic Development District (REDD) program, created specifically to help communities build housing near major economic development projects. Cleveland City Council authorized the district in August and enabled it with a tax increment financing mechanism.

📌 Why this district exists

  • Supports housing demand created by Amazon Services LLC investment nearby

  • Complements the 350-acre Midline Priority Investment Area assembly

  • Targets a near-East Side population that fell from nearly 100,000 residents in the 1960s to fewer than 20,000 today

  • Positioned as a companion to job creation, not standalone housing

Ohio received 32 eligible applications statewide totaling nearly $69 million in requests, and Cleveland was one of the few winning submissions. Mayor Justin Bibb called the award proof the Housing Innovation District is "a real, tangible solution towards homeownership, entrepreneurship, modern housing, and neighborhood stability." Cincinnati, Piketon, and Toledo each also received $2 million.

🔑 Investor Takeaway

Combined with the Midline Priority Investment Area's 350 acres of assembled and remediated commercial land right next door, Cleveland is stacking public investment tools specifically to reverse decades of population loss in Central, Hough, and St. Clair-Superior.
